Deco 20 is a water-based and breathable siliconate solution that provides UV protection, waterproofs and strengthens tiles, helps your roof retain its color, and comes with a 4-year warranty.
3. Deco 20 with maintenance
When purchased with a maintenance plan, Deco 20 comes with a 10-year warranty. The maintenance plan includes visits by our technicians every 2 years (after Year 4). At the visits, the technician will inspect the roof for any mold and mildew and will clean any spots and reapply Deco 20.

Deco 20’s clear, penetrating concrete sealer is an alternative material replacing bituminous products. It is approved for damp proofing of masonry block, pre-cast, and cement roof tiles. Deco 20 clear sealer is a specially formulated penetrating sealer designed for the environmental conditions that are found here in SWFL. It produces a highly effective breathable moisture barrier by reducing water vapor transmission.

Splash Proof is a nanotechnology coating that is solvent-based or water based, penetrating, V.O.C. compliant water repellent which contains a proprietary modified siloxane. This solvent-based siloxane penetrates up to 1/4 inch or more, depending on surface porosity and moisture content at the time of application. Splash Proof reacts with the minerals in concrete, pavers, and stone. This reaction forms strong permanent bonds beneath the surface and creates a hydrophobic zone that prevents water molecules from penetrating, while allowing free migration of water vapors. The chemical bonds formed in this process allows Splash Proof to become an integral part of the substrate and provide long-term water repellent protection.
Splash Proof water-repellent products create long-lasting protection (up to 15 years) from negative environmental effects. Our products were designed to combat these problems, not only increasing the longevity of treated structures, but also decreasing maintenance costs.
Moisture is the root cause of almost all mechanisms that damage mineral based building materials. The porous nature of mineral substrates soak up the water containing contaminants via capillary suction. This fact causes many damaging effects to the substrate. Preventing water ingress into a substrate structure can completely eliminate risk of damages to the substrate caused by moisture. The absorbed water combined with dirt and spores from plants is a great breeding ground for mold and mildew. When the surface become hydrophobic or waterproof, you essentially eliminate one of the key ingredients in growing mold and mildew…..water. No water means no mold or mildew. It’s that simple.
Conventional coatings, like polymeric, prevent water ingress but simultaneously seal off the pores, blocking water within. This results in inner decay of the substrate. Additionally, conventional coatings are not resistant to UV radiation or scratches that allow water to penetrate again. You absolutely want the tile to be able to release water vapor from beneath, allowing the roof to “breathe”.
Splash proof is 100% UV resistant, meaning the harsh Florida sun WILL NOT have any effect on this concrete sealer! That means your tiles will keep more of their color over the years since the color is not be “baked” out via the absorption and evaporation of water. There are many sealants that are produced for concrete sealing, however NONE are geared towards Florida’s VERY HARSH UV exposure caused by our intense Florida sun - resulting in all other sealants only lasting for 2 - 4 years. Our concrete sealer is backed by a 10 year hydrophobic warranty on concrete tile roofs, and 5 year warranty on flat work (driveways, sidewalks, parking garages, stairwells, commercial properties etc.) - and lab testing has shown the concrete sealant to still maintain a water proof nature at the 20 year mark!
Only 1 coat is required - additional coats are simply a waste based off the chemical makeup of the sealant.
